DEAR PROSPECTIVE RENTERS:

We Specialize in Co-Op and Condominium Rentals

Please only contact your rental agent  if you can meet these most basic requirements to gain management/landlord approval.

Your annual income should be equal to or greater than: monthly rent times 40

for most rentals you will need:

1.  A minimum of at least 1 to 3 weeks from the time you fully submit a completed application is required before you can take possession of a rental unit (especially for co-op and condo rentals).

2.  A CREDIT REPORT with a FICO score of 680 or better.
3.  Documentation to prove your employment, i.e. pay stubs, Employment Verification Letter from your employer, etc.  If self-employed -- a letter from accountant as well as your 1090.
4.  Most resent 1 or 2 years of Federal and State Tax Returns, incl. all W-2 forms.
5.  Bank statements or a bank verification letter from a US based BANK showing sufficient balance from basic Checking & Savings accounts, Money Markets, CD's, retirement plans, various investment accounts, etc. are helpful as well.
6.  Verification Letter from your current landlord, incl. time at current rental, rental amount paid etc.
7.  Copy of 2 photo-id's (on the same page)
Other sustaining documents may be required such as Personal and/or professional recommendation letters.
